Northcote Construction is synonymous with quality, efficiency and value with every design and build. We offer a full menu of services from design to build and everything in between.
STEP ONE
INQUIRE
Begin by submitting our contact form and telling us about your Custom Home Build goals. We want to get to know about you and specific details about your custom home needs. We'll send you our Pre-Design Questionnaire to assist in collecting information about the desired features to be incorporated into your custom home. Then we'll schedule a call to discuss your Custom Home Build and set an appointment for a Discovery Meeting.
STEP TWO
DISCOVERY MEETING
We'll meet to discuss your Custom Home Build in more detail and determine what steps are required to commence your home build. Once we understand your desired timeline, budget, design preferences, and starting point; we can make a plan to move into the design process or, if your already have complete construction documents, directly into your custom home build. If you own your lot, or have one under contract, we'll meet on site to better visualize the design and understand your unique topography.
STEP THREE
PLANNING & DESIGN
To begin the design phase, we'll execute a Professional Services Agreement defining project investment and scope. Then we'll work together closely to collect more detailed information and incorporate your preferences from the Pre-Design Questionnaire into the plan. Using this information, we'll develop floor plans and begin to define exterior materials, structural and mechanical requirements. Our team will work with the Architectural Control Committee within your community to insure compliance with all governing bodies. Exterior elevations will be completed and we'll finalize interior finishes to create a full set of construction documents for your Custom Home Build.
STEP FOUR
CONSTRUCTION
Once your construction documents are complete, we'll provide a final bid for your new home and execute a Build Contract. Our team will begin the process of obtaining your building permit and any other POA approvals. Then we get to work. We take care of all the site work, licensing, utilities and project management; keeping you up to date with frequent updates and clear communication at every step of the process. You will have access to both the project manager and designer throughout construction. If, for any reason, a change or modification is required, we will complete the necessary re-design and complete a Change Order. As the Custom Home nears completion, we will schedule a final walk through and create a punch list to address any items needing attention. Our team will provide a move in date and deliver a beautifully executed space.
